Why Tucsonans Still Need Flood Insurance Even Outside of Flood Zones

If you’ve just moved to Southern AZ from outside the state, your relationship with rain is about to change drastically. Obviously, Pima County and the surrounding area are desert regions (save for the mountains at higher elevations), and water conservation becomes incredibly important. But that’s not the issue. In this region, you’re going to experience monsoons each year, which can create flash flooding across the city. The Insurance House wants you and everyone else in Tucson, AZ, to be aware that no matter where you live, you need flood insurance.

Homeowners Insurance Doesn’t Cover Flooding From the Outside

Flooding from monsoons can hit anywhere, from the washes to underpasses to the corner by your home. You could plan where you live very carefully and avoid areas where flash flooding is likely during monsoons, and still end up with a flooded home after one of those spectacular cloudbursts.

Remember that homeowners insurance doesn’t cover flood damage that occurs due to water intruding from the outside. If the corner has localized street flooding that flows into your home, you need flood insurance to cover that. This doesn’t mean that every home is going to flood every year. But it does mean that the risk exists, and with flood insurance, you’re prepared for the worst. As the saying goes, it’s better to have the insurance and never need it than to not have it and need it.

Plus, an area may look like it’s not flood-prone but still be deemed flood-prone. And in those areas, you’re required to have flood insurance.
